I hope you and your families are well and maintaining some level of sanity through this time. We want you to be aware of the measures we have put into place, as well as some health-friendly recommendations we have.
HEALTH INSURANCE AFTER JOB LOSS
Due to the impact of the Coronavirus, unfortunately many people are being laid off from their jobs and are losing group health coverage. I'd like to remind you that you can call me (678-757-5364) to enroll in individual health insurance or a short-term medical plan within 60 days of losing your coverage. I will direct you to my Individual Enrollment Center.
Our reps will all be working from home beginning as early as tomorrow, March 24, 2020.
ACA - AFFORDABLE CARE ACT SECOND CHANCE
Good news for many who thought they'd opt out of buying insurance in the absence of an individual mandate penalty: many states are re-opening exchanges to give the uninsured a second chance to enroll in health insurance. At least 7 States reopened ACA exchanges for COVID-19 enrollment period, and now letting any resident who wants health coverage sign up for health coverage. Call me (678-757-5364) if you want to be added to the list to be notified & receive assistance if Georgia reopens ACA exchange.
MEDICARE FOR SENIORS AND DISABLED
Seniors are especially at higher risk if they contract the virus, and are encouraged to remain quarantined as much as possible. Many turning 65, or those on Disability who are also Medicare eligible, will also need continued assistance choosing the right Medicare Advantage or MediGap (Medicare Supplement) Plan. I can also assist them with this, so feel free to refer them to call me. (678-757-5364)
REAL ESTATE:
BUYERS
The Coronavirus is scary, so if you are pausing your home buying for now, that is understandable. However, those willing to enter the housing market, you have the benefit of low rates — and the wisdom of those who bought during the last crisis. Call me to further discuss your options. (678-757-5364)
SELLERS
New/Current marketing protocols I have implemented for all active and upcoming listings:
FORECLOSURE MORATORIUM:
FHA
If your home has been in distress, prior to, or because of job loss since, the national emergency, the U.S. Department of Housing and Urban Development (HUD) has authorized the FHA to implement an immediate foreclosure and eviction moratorium for single family homeowners with FHA-insured mortgages for the next 60 days. Read the full press release.
Fannie Mae and Freddie Mac have issued similar guidance. Homeowners impacted by this national emergency are eligible for a forbearance plan to reduce or suspend their mortgage payments for up to 12 months.I encourage you to read "Coronavirus: Resources for Property Owners" from the National Association of Realtors.
CONCLUSION
Fear and unrest are both just as contagious as a virus; but unlike a virus, they are within our personal control. Please know that as your partner, I am monitoring events in our local community, the nation, and worldwide. I will send updated protocols according to new information. Some of the recommendations above have come from guidance from the public health authorities, including best practices for hygiene, infection control, and personal health. The highest priority is to keep everyone as safe as possible.

SELLERS
New/Current marketing protocols I have implemented for all active and upcoming listings:
- Active listings will continue to be advertised on all mediums.
- I will offer live FaceTime, FB Messenger, or Zoom walk-throughs for potential buyers as an alternative to a personal visit as an option, should the opportunity arise.
- Open houses are currently cancelled.
- Showing Instructions:
- Every listing will be provided with shoe covers and a sign asking people to remove or cover shoes while in your home.
- Encourage visitors to be mindful not to touch any surfaces unless necessary.
- Will ask agents that if they or their clients have had symptoms of fever or respiratory symptoms, they have traveled to an affected geographic area within 14 days, or have had contact with a person who has traveled to a high risk site, to not show the property.
- Will ask clients with children to refrain from bringing children into the home during the showing.
- Will be restricted so that overlapping showings are not allowed; meaning only one showing at a time will occur.
- You are encouraged to wipe down all door handles, faucets, light switches, and all countertops after each showing.
